When searching for the perfect home to buy, do not forget the home inspection.  It is very important to make your purchase contingent on the home inspection.  The home inspection will insure that you are not buying a home with hidden problems or major repairs.

A little intimidated about hiring a home inspector?  Here are some questions to ask that will make you seem like a pro and put your mind at ease regarding your potential home.

1.  Ask what the inspection covers.   The inspection should meet all the requirements of your state and you can request to see the inspection report.

2. Ask how long the home inspector has been practicing and how many inspections they have completed.

3. Is the inspector specifically experienced in residential inspection?

4. Does the inspector plan to do the repairs or improvements  based on the inspection?  Some people and associations see this as a conflict of interest.

5. How much does the inspection cost?  Costs can vary dramatically, make sure you know how much it will cost up front.

6. How long will it take to receive the inspection report? Many inspectors  provide their reports within 24 hours.

7.  Ask if you can attend the inspection.  If the inspector says no BEWARE, this is a wonderful opportunity to learn about your new home and you should be able to attend.

8.  Ask if they are a member in a professional home inspector association.
