The tallest, downtown Austin condo project announced its grand opening today.  The soaring, 44 story building houses 430 contemporary units.  All condominiums have been sold and there is a waiting list of more than 200 prospective buyers.

A recent study found that downtown Austin condos are still selling in a healthy fashion, more than 90 percent of the units scheduled to be completed this year have already been sold or are currently under contract.

The 360 development is located at West Sixth and Nueces Street and will be breaking ground within the next two months on another 37-story condominium tower, another 40-story tower next autumn and are on track to have more than 900 condominiums by 2012.

Central Austin is looking at a 14-mile light-rail system.  The rail would run from the airport  to downtown, through the University of Texas and on to the new Mueller development that lies to the east.

This plan was instigated by the City Council, who hired ROMA Design Group to produce it at a cost of $250,000. The proposal, which will likely cost hundreds of millions of dollars is being analyzed for viability.  At the moment it is not clear who will pay for it.

The Capital Area Metropolitan Planning Organization board will have the final say.  If the examination takes place quickly and the CAMPO board gives the nod, the light-rail proposal could be put before voters in November.  Although many are hopeful that this may happen there are many complicated questions that need to be answered about costs and benefits of the project.

A 3.5 acre property that was previously occupied by the Shady Grove RV Park has been purchased by developers Constructive Ventures and Austin Java Company.  The new developers are replacing the RV Park with BartonPlace, a new 130 million dollar condominium development.  the development will house 270 units ranging from $260,000 to $800,000. The complex will be 6 floors and each unit will range from 683 to 1732 square feet of living space.

The condominium complex will offer a virtual concierge, a lap pool, outdoor kitchen area, lounge area, indoor gym and fitness center.  Residents will also enjoy an underground parking garage, a rooftop terrace, outdoor yoga studio, relaxing courtyard areas with mature pecan trees and a community garden.

The Sunset Valley Farmers Market offers the freshest food around, all of it is grown locally and much of it is organically or sustainably grown.  Enjoy lettuce, broccoli, cauliflower, radishes, citrus, and grass fed meats, fresh eggs and scrumptious cheese.  There is also baked goods, prepared foods, crafts by local artists and live music.

Texas homes have remained largely unaffected by huge home price increases over the last few years.  That means, according to information reported by the American Statesman, that Texas homes are some of the most undervalued in the country.  Austin homes are only slightly undervalued, and therefore a fabulous deal.

The study looked at 333 metropolitan areas across the country, calculating statistics like interest rates, average incomes, population density, etc., to determine if home prices were consistent with where the housing market’s averages should be.  Austin’s prices, with a value of -9.1%, are still within fair market range.  The slight undervalue, however, presents a great opportunity for home buyers.
