Relatively new the index tracks housing trends and the news is slowly gaining positive momentum. A recent article shows that 33 states have at least one area where real estate is improving. Texas actually has two cities displaying measurable improvement, Austin and San Antonio.

Austin Texas is home to a top restaurant, and a barbecue one at that! The Daily Meal recently published a list of the top 20 restaurants in the US and Franklin in Austin Texas is number 15 on the list. Franklin is a barbecue restaurant that has a strong following in the Austin area, so strong, as the article points out, that it is not uncommon to have a line out the door before it even opens.

Let’s face it, there are a lot of restaurants in this country and the majority of restaurants on this list of the 20 best are swanky, fine dining establishments from New York City. The fact that an Austin restaurant made the list speaks volumes, that the restaurant in a Barbecue restaurant is another great achievement. Austin Texas, we have great food!

The good news for Austin real estate is that home sales are up. Recently released data shows an increase of 10% in January compared with a year ago. The increase is a great sign, anchoring a widespread notion that things are improving with regards to Austin real estate, and the economy as a whole. Low mortgage rates are helping to maintain exceptional affordability levels, and as would-be buyers are seeing signs of economic improvement they are clearly hopping off the fence and into home ownership.

We are headed the right direction with regards to Austin real estate. We are lucky because we never felt the same boom and bust that devastated so much of the nation in the first place, but on top of that Austin is continually being touted as the city with the lowest unemployment levels in the state.

Mortgage insurance, otherwise referred to as MI, is often associated with lower limit loans and loans where low down payments are made. There is a misguided idea that mortgage insurance is hard to obtain, when in fact it is easy to be obtained if the process is followed correctly. Buyers of Austin real estate and lenders benefit from MI, and it is important not to be discouraged if you fit the criteria.

A few steps to assure you can acquire MI:

The underwriting guidelines are specific. Does your particular loan fit the bill for MI?
Has your paperwork been filled out completely? Incomplete forms throw a ratchet in the system.
Have you included all the necessary documentation?
Has the Austin real estate you are buying been inspected? There cannot be anything drastically wrong with the home in order for it to qualify for a loan and MI.

These are just a few things to know that will make acquiring a loan and MI easier. While securing financing for Austin real estate might have become tougher since the recession hit, it is not impossible. If all the Ts are crossed and the Is dotted there should not be any trouble acquiring MI if your loan and Austin property fit the bill!
